Terms and Conditions of Bookings

Please note that by booking one of our properties you are agreeing to the following Terms and Conditions.

Bookings and Deposits

A non-refundable deposit of £80 is required with the booking with the balance paid 4 weeks in advance of your stay. Subject to agreement with the owner, entry to the property will only be given if full payments have been made. We will require your full name and postal address.

Cancellations

In the event of a cancellation within one month of the arrival date, you will be responsible for the full cost of the accommodation. However, a refund will be given if the owner manages to re-let the property. Cancellations out with this period will be charged at the discretion of the owner. It is the tenant’s responsibility to arrange suitable holiday insurance.

Use of the Property

Subject to prior agreement with the owner, the tenant agrees to use the cottage for holiday purposes only and is not an assured tenancy under the terms of the Housing Act 1988. The tenant only has the right to occupy the property for the agreed period of rental.

We reserve the right to refuse entry to anyone who, in our opinion, is not suitable to take occupation of the property. In such cases all payments shall be refunded and the contract terminated without further liability. We also reserve the right to terminate the Contract at any time or remove any persons due to unreasonable behaviour, damage to property or causing annoyance or offence. In such cases any refund shall be at the discretion of the company.

Damages

In the unfortunate event of loss or damage to the property or its contents, we reserve the right to charge the full cost of replacement or repair to you.

Cleaning

Upon arrival you will find the property in a clean and tidy condition. (Please let us know immediately if this is not the case). We will expect you to keep the property clean and tidy during your stay and leave it in the same condition when you leave. We reserve the right to charge you if excessive cleaning is required after your stay.


Injury & Personal Property

No responsibility of injury to guests or damage to their personal property can be held with the owner. It is your own responsibility to ensure you have suitable insurance cover. Vehicles are left at your own risk.

Arrival & Departure

The properties will be available from 4pm on the day of arrival and should be vacated by 11am on the day of departure.

Pets

Well behaved dogs may be permitted at Violet Cottage but only by prior arrangement with the owner.

Smoking

Strictly no smoking within the premises.
